Q1. Please give us a brief bio of yourself, your background, and your job profile.<\/strong><\/p>\n\n\n\n I am Dexter Perez, I lead the Property Management Team of Amaia Land Corp. I started working under Facilities\/Property Management since 1998. I worked with different types of businesses from commercial centers, manufacturing plants, property management operations and now at real estate development.<\/p>\n\n\n\n Q2. What is your role in the company?<\/strong><\/p>\n\n\n\n I manage the property management group of Amaia Land Corp., we are directly managing horizontal projects of Amaia Land Corp including facilities management of all satellite offices and retail areas plus coordination with different associations such as Condominium Corporations and Homeowners\u2019 associations.<\/p>\n\n\n\n Q3. Please tell us more about your company \/ organization.<\/strong><\/p>\n\n\n\n Amaia is the affordable housing arm of Ayala Land that caters to the hardworking Filipinos that include government employees, teachers, manufacturing employees, small business owners, starting professionals and families of Filipinos working abroad. Its developments are anchored on 5 pillars \u2013 Strategic Location and Accessibility, Features and Amenities, Good Quality, Easy Buying Experience and Living Experience.<\/p>\n\n\n\n Over 30 Amaia properties can be found across different geographical locations within the country. For 13 years, Amaia has grown exponentially reaching many more Filipinos and fulfilling their dreams of owning an affordable and sustainable home.<\/p>\n\n\n\n Q4. Congratulations! As the winner of the 2023 TITAN Property Awards, what does it mean for you, your team, and your organization, to receive this distinction?<\/strong><\/p>\n\n\n\n It is an honor to be recognized as a gold awardee for outstanding property management department under a prestigious awards body like TITAN Property Awards. Given that the team only started a few years ago, receiving such a recognition is a testament to the team\u2019s significant contributions to the company.<\/p>\n\n\n\n We are reassured that as the team and scope of work grows, we have established a solid foundation to ensure agility, resourcefulness and excellence in the years to come. This also serves as a motivation for the team to continue providing high level service to our homeowners.<\/p>\n\n\n\n Q5. Could you briefly explain about the winning project \/ title you entered into the 2023 TITAN Property Awards, and why you chose to enter this project?<\/strong><\/p>\n\n\n\n The winning project is our team, the Amaia Property Management Group. The entry has been composed of the work our team has done throughout the years. We chose to enter the team as a symbol of appreciation for the team\u2019s effort. Dealing with various stakeholder can be a challenging task, yet the team always handles the task with a positive attitude.<\/p>\n\n\n\n Even though the department is still young, we know that the service we are able to deliver to our stakeholders is at par with large property management service companies and we felt it best to prove that by entering the TITAN Property Awards. This would also raise the visibility and improve trust of the team to the property management industry and allow us to build networks with other community members and new organizations. These benefits can create goodwill and help lay the groundwork for subsequent collaborations.<\/p>\n\n\n\n Q6. What were the biggest challenges you faced with this project?<\/strong><\/p>\n\n\n\n Working with a limited budget has been one of our greatest challenges. Catering to the affordable housing segment is not a reason for Amaia to provide services of a lower standard. Instead, the team always has to be resourceful in how we develop solutions for the community. These can be done through partnerships and coordination with external parties such as the local government unit or other companies.<\/p>\n\n\n\n With the limited manpower, the team also has to be selective to ensure that the community will benefit from each activity and event that is organized. As the role of property management is highly client facing, this can become a very stressful role and in other property management companies have high employee turnover rates. At Amaia, we needed to ensure that the team always feels supported by management.<\/p>\n\n\n\n Q7. How has winning this award developed your practice \/ career?<\/strong><\/p>\n\n\n\n The team is more determined than ever to exceed expectations and surpass previous accomplishments. While preparing the entry, we were able to go through all our projects and even review how can enhance the services we provided. It was a great exercise also as even newer members of the team had the opportunity to be familiar with what we do at the property management group. We are also open to improvements and looking forward to more significant contributions to the company.<\/p>\n\n\n\n Q8. What led you \/ your organization to become successful within the industry you are currently in?<\/strong><\/p>\n\n\n\n Being an internal property management group, we are in sync with the company objectives and targets. Our response always sets and establishes the Amaia\u2019s vision. Because we carry Amaia\u2019s name, we need to ensure that the brand promise of a safe and secure community is always fulfilled.<\/p>\n\n\n\n It is really the \u201cMalasakit\u201d (caring beyond the call of duty) that every team member has that helps us stand out in this industry. This is something not just the property management group has but all employees in Amaia embody.<\/p>\n\n\n\n Q9. What are your top THREE (3) favorite things about the real estate industry?<\/strong><\/p>\n\n\n\n 3 Favorite things about the industry revolve around the impact we are able to do.<\/p>\n\n\n\n The first is the opportunity to enrich the lives of others through building their dream houses and the communities.<\/p>\n\n\n\n The second would be the ability of the industry to create opportunities within the area where the development is as more growth centers are being established.<\/p>\n\n\n\n Lastly would be the significant contributions the industry has to the economy, besides building residential properties, industrial and commercial developments would attract companies to invest in the country.<\/p>\n\n\n\n Q10. Where do you see the evolution of the real estate industry in the next 5-10 years?<\/strong><\/p>\n\n\n\n There will be a continuous shift to digital platforms as the industry closes the gap in accessibility globally. This is already seen in how sales transactions are being carried out and systems monitoring for facilities management, and I believe new applications will be seen in other functions of the industry soon.<\/p>\n\n\n\n Q11. What resources would you recommend to someone who wants to improve their skills in the real estate industry?<\/strong><\/p>\n\n\n\n Continuously be updated with latest trends and technologies including laws and other rulings related to property management. Participating in conferences and trade shows will allow you to be aware of what is new and what is coming. Another is to work with companies that are dedicated to providing the best services because you can see first-hand how their systems work and how to build and improve on that on your own.<\/p>\n\n\n\n Q12. Who has inspired you in your life, and why?<\/strong><\/p>\n\n\n\n My family is my inspiration, they fuel me to become better every day and to strive to achieve more in life. This is similar to the desire of many Filipinos who aspire to build a better life for their family and what we aim to provide at Amaia.<\/p>\n\n\n\n Q13. What is your key to success?
